Two clocks start the day your sale closes, and the IRS extends neither: 45 calendar days to identify replacement property, 180 to close on it. Enter your closing date.
- Day 45 — your written identification of up to three replacement properties must be delivered to your qualified intermediary. Calendar days: weekends and holidays count.
- Day 180 — you must have closed on the replacement (or your tax-return due date, if earlier — ask your CPA).
